GHoosdum to become a homeowner.

Wow. It looks like I'm buying a house. The purchase contract is signed - now we need to perform the inspection and closing is set for April 30. It's so shocking that I'm numb! Here's my house:

EDIT2: WOW... the taxes are WAY low. I pay $3000 a year for a 1,500 sqft duplex.

Uh... That's crazy! I thought that my tax rate was high, but $3k/year is just nuts!

Yup, the fireplace is in the bottom level. The drop ceiling is going to go as soon as I can afford to really drop it, and put up some drywall.

Very nice. I know it's all relative but you get a hell of a lot of house for your money over there. In the UK something like that would cost around £200,000! My ex council house, much smaller and in a huge council estate, would fetch about £110,000. House prices here have gone stupid.

So what's the word on the home inspection? Gonna make the home owners fix anything?

Yup - inspection showed that the previous owner was certainly a DIY type, which is not always good, as in the case of him doing a SIY (screw-it-yourself) job on the electric. We're going to ask them to remedy that (the breaker box needs replaced, and his bodge jobs on some lighting needs to be removed or fixed). He also did some strange things with the plumbing and rubber hoses instead of PVC - we're asking for that to be fixed too. And then our 2 nice-to-haves are on the list too: a replacement electronic air cleaner (the house has a broken one so there's just a filter instead - but the fact that it's broken is not on the disclosure form) and last and in this case actually least, there's a chimney issue that I plan on getting a big enough ladder to fix, but Milford said we might as well ask them for it, because the worst they can do is say no.

Status update:

We're a little closer now. They've agreed to most of the electric demands on the Addendum. The rest of the stuff we've just written off. I can put in some PVC myself, and the other stuff is minor.

Right now I'm researching the Aluminum wiring issue. The local Fire Inspector says that the homes around here are relatively well-constructed from an electrical standpoint, and they haven't gotten any calls that were caused by bad aluminum wiring jobs. As long as the Al in this house is installed properly, it shouldn't be a concern. The seller has agreed to have a licensed electrician replace the breaker panel, install some GFI outlets, and fix the bodged electric jobs that the previous owner did. It's looking good for this one!

Thanks everybody for all the well-wishes. We closed on the house on Friday night. I spent the weekend moving stuff in. I'm not going to be living there until August, but my fiancee will officially move in as soon as we buy a fridge.

I got to experience the joys of home ownership early in the process - yesterday I replaced the toilet seats. I don't think they ever cleaned the toilet in the half bath before. It was supremely disgusting.
