Need a Photoshop guru to doctor this tile pattern

I need the attached grid pattern, except I need it color-neutral. That is:
I need the grid lines on a transparent background.
I need the grid's fade to be done in white (or light blue if necessary) with alpha rather than color (full transparent at the top to less transparent at the bottom - whatever % creates the equivalent when overlaid on the same color background as below)
I need it to preserve the 18x18 square effect when it's tiled horizontally (the far left edge has higher contrast than the rest of the verticals which creates major and minor grid lines)
Might be easier to start from scratch, but I lack the necessary chops in any case. Halp?
