Epic Giving Away Unreal 3 Engine

Epic has decided to release the Unreal 3 Engine source, along with the Unreal Content Browser, Unreal Editor UnrealScript and more for free. They have put stipulations on commercial use (basically fees if you sell a game using the engine) but people who use it for non-commercial purposes can use it completely free of charge. Anyone else hoping this inspires some fun, free, open source games? Perhaps updated versions of Nexuiz or Sauerbraten? I gotta say, this is a great PR move on Epic's part if nothing else.
